Atas bubble tea place with good access to Beach Road and the shopping center it is in. Quality is high, as are prices, but the grapefruit juice with honey was excellent (as it should have been -- ~$7 for a large!) They sell snacks and some other stuff, also a bit pricey, but looks like good quality.
